Landlord gas safety certificates (CP12) in Staffordshire
One fixed price including VAT for all your appliances, emailed to you and your agent the same day — booked around your tenants, not the other way round. One firm for the whole patch: Stafford, Stone, Cannock, Rugeley and Newcastle-under-Lyme.
The annual legal job, made boring — which is the point.
Every let property with gas needs its safety check once a year — that's been the law since 1998, and the CP12 is the record that proves it. Your tenants must get a copy within 28 days of the check (or before they move in), and the record has to be kept for two years. Miss it and you're uninsured against the worst kind of problem. Our job is to make that never worth thinking about again: one fixed price including VAT, the inspection booked directly with your tenant at a time that suits them, and the certificate in your inbox the same day — copied to your agent if you want.
Fourteen years on this patch has made rental work a large part of what we do: Keele's student HMOs and Wolstanton's terraces in Newcastle-under-Lyme, Cannock's estate semis, tenanted stock in Stafford, Stone and Rugeley. That means we already run portfolio sweeps for agents and multi-property landlords — send the address list, we plan the run town by town, chase the access ourselves, and hand back a folder of certificates and one invoice. We can also align renewal dates so the whole book comes due in one predictable week, and the two-month early-renewal rule (renew up to two months before expiry, keep the original date) means no certificate ever has to lapse waiting for a tenant.
If the inspection finds a fault, you get a fixed repair price on the spot — no second callout fee, no work without your yes, and the paper trail your agent needs either way. Pair the CP12 with the annual boiler service — one fixed price for both, on the same visit — and the boiler's warranty stays valid too; most of our landlords book both together.
From address list to certificate, without you chasing.
Single flat or forty-property book — the same four steps:
- You send the address
One property or a list — with tenant contact details if you have them. The booking flow takes ten seconds, or email your agent's spreadsheet as it is.
- We book around the tenant
We contact tenants directly and offer slots that fit real lives — before work, after the school run, Saturdays. No-shows get rebooked the same day, and you're told either way.
- Every appliance and flue, inspected
Boiler, hob, gas fire, flues — the full legal check, done carefully and recorded. Faults get a fixed repair price on the spot, never invoice surprises.
- Certificate emailed the same day
PDF to you and your agent before the day's out — ready to forward to tenants within the legal 28 days, filed against next year's renewal reminder.
One fixed price, inc VAT. Exact figure before you book.
No hourly meter, no admin fees, no "certificate processing" charges — and no different rate town to town across the patch.
The standard case on our patch. A gas hob or fire is priced per extra appliance — you'll have the exact figure before you book, never after.
The certificate keeps you legal; the annual service keeps the boiler's warranty valid. One appointment, one access arrangement, both documents same day.
Agents and multi-property landlords: address list in, certificates out, renewal dates aligned so next year is one week's work, not twelve months of reminders.
One firm for the whole Staffordshire patch.

CP12 questions, answered straight.
What exactly does a CP12 cover, and how is it priced?
The CP12 is the landlord gas safety record the law requires every year: each gas appliance and flue in the property inspected and recorded. One fixed price including VAT covers a property with a single gas boiler — the standard case on our patch. A gas hob or fire is priced per extra appliance, and you'll have the exact price before you book, never after.
When is the certificate actually in my inbox?
The same day as the inspection — usually before we've left the street. It goes to you and, if you want, straight to your letting agent too, as a PDF you can file or forward. No waiting a week for paperwork while a tenancy start date looms.
Can you do my whole portfolio in one go?
Yes — portfolio sweeps are how most of our agent and multi-property landlord work runs. Send us the address list and tenant contacts; we plan one or two days' run across Stafford, Stone, Cannock, Rugeley or Newcastle-under-Lyme, arrange access with each tenant directly, and you get every certificate emailed the same day with one invoice at the end. Renewals can be lined up so the whole portfolio comes due together.
My tenants are hard to pin down — how do you handle access?
We contact the tenant directly and book a slot that suits them — first thing before work, after the school run, a Saturday morning. If a tenant no-shows, we tell you the same day and rebook without a lecture; the law also lets you renew up to two months before expiry while keeping the original date, so there's room to try again without the certificate lapsing.
Fixed prices, expert work — and no surprises.
